5 Becker Farm Road

Built in 1981, this property was acquired by an existing West Coast-based joint venture partner. Prior to the acquisition, Accordia was hired to act as asset and property manager for the property. Accordia oversaw due diligence investigations and formulated a business plan which included marketing strategies and major upgrades to the interior and building systems. Accordia created plans for the existing space, as well as plans for upgrades to the lobbies, restrooms, landscaping, elevators and mechanical systems.

Accordia maintained the building’s tenant base while reaching out to the marketplace for new leases, bringing the building’s occupancy up to 90% prior to its sale in 2021.

83 Stults Road

Acquired in 2017, 83 Stults Road is a 367,000-square-foot industrial building served by a private rail spur. The property was purchased with a redevelopment strategy that included a roof raise and new roof, new exterior cladding, and new loading areas. Upon completion of renovations, the project obtained a long-term lease tenant and was later sold in 2019.

The acquisition strategy also included a subdivision plan of 20 acres of additional land that was subdivided to develop a new, state-of-the-art industrial building (85 Stults Road).

77 Moonachie Avenue

Situated in heart of the Meadowlands, 77 Moonachie Avenue boasts 103,000 square feet of industrial space in close proximity to a four-way interchange on Route 17. The building was purchased by an existing institutional partner with a redevelopment strategy to include a roof raise, new roof, new exterior cladding, upgraded sprinklers, modernized HVAC, new offices, as well as newly added loading areas.

Accordia was brought into the project as development manager to oversee the repositioning in 2017. Upon completion of renovations in 2019, the building was leased by a single-use tenant.

River Drive Center I

Built in 1984, River Drive Center I is located in the River Drive Office Campus, a three-building complex consisting of a total of 300,000 square feet of office and medical space. The property sits between full four-way interchanges and is minutes from the Garden State Parkway. River Drive I also includes several desirable amenities, such as a two-story atrium lobby and an on-site cafeteria.

The property was acquired by one of Accordia’s institutional financial partners, who engaged Accordia to manage, upgrade, and reposition the property. In 2019 Accordia oversaw extensive upgrades to the property, including a complete redesign and update to interiors, common areas, lavatories, and HVAC systems.

40 West Ridgewood Avenue

Originally built in the early 1900s and renovated in 2001, 40 West Ridgewood is a three-story building which was the home to McElroy, Deutsch, Mulvaney & Carpenter, New Jersey’s fourth largest law firm. The building was purchased in 2009 from the firm and leased back to them in a long-term sale/lease-back structure. Located in downtown Ridgewood, the property is close to the shopping, dining and the local NJ Transit train station.

After holding the property for 18 months, Accordia sold to a local investor with a return on equity in the project of approximately 85%.
