Accordia Realty is looking to hire an ambitious professional to assist in the onsite maintenance and administration of our growing commercial real estate portfolio in the Charlotte area of North Carolina, as a Building Engineer. The ideal candidate will be eager to learn and grow in all aspects of the business and match the entrepreneurial spirit in which our team prides itself.

As Building Engineer, you will oversee the maintenance and upkeep of a portfolio of commercial real estate assets, as well as interact with tenants and vendors on a daily basis. This position will utilize skills to perform preventive maintenance and repairs of buildings, industrial systems, equipment and grounds while monitoring building system operations and performance. Additional useful trade skills may include carpentry, plumbing, electrical, painting, roofing, heating and cooling. The candidate will be front facing with tenants and industry professionals and should have a natural inclination towards customer service

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Ensure the buildings are in compliance with applicable codes, regulations, governmental agency and Company directives related to building operations and work safety
  • Inspecting building systems including fire alarms, HVAC, and plumbing to ensure proper operation of equipment
  • Oversight and inspection of the work performed by outside contractors including landscaping, snow removal, remodeling, HVAC, plumbers, and cleaning
  • Performing repairs, emergency and preventive maintenance as well as completing maintenance and repair records as required
  • Reviewing assigned work orders
  • Ordering necessary materials and supplies to complete all tasks
  • Maintaining an energy management program to ensure measures are taken to operate all systems in the most efficient manner to keep operating costs at a minimum
  • Maintaining the building lighting system, including element and ballast repairs or replacements
  • Responding quickly to emergency situations and tenant work orders, summoning additional assistance as needed
  • Performs other duties as assigned

SUPERVISORY RESPONSIBILITIES:

  • No formal supervisory responsibilities in this position
  • May provide informal assistance such as technical guidance and/or training to coworkers
  • May coordinate work and assign tasks
  • Is expected to work in a collaborative manner with other building engineers within the portfolio of assets

WORK SCHEDULE:

  • 7:30AM to 3:30PM weekday schedule with overtime opportunities after hours available and required as needed.

KEY SKILLS:

  • Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding
  • Ability to write routine reports and correspondence
  • Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor
  • Ability to effectively present information to an internal department and/or large groups of employees
  • Requires basic knowledge of financial terms and principles
  • Ability to calculate simple figures such as percentages and budgets
  • Uses personal computer and/or smartphone for work order system, email, ESS and training
  • Basic skills with Microsoft Office Outlook
  • Experience with Microsoft Office and Yardi as those programs are used to communicate with management and to manage the work order system
  • Physical requirements including stooping, standing, walking, climbing stairs/ladders and ability to lift/carry heavy loads of 50 lbs. or more

SAFETY:

Responsible for personal safety and the safety of those who are affected by your work. This includes but is not limited to incident investigations, interviews, auditing and assessment, etc. Report any conditions which you feel could result in an accident or injury and/or stop work if required. Overseeing third party’s working within the facility and notifying a superior if work is deemed to be unsafe for the facilities employees or visitors.
