Accordia Realty Management Services, LLC (ARMS) is looking for a Building Engineer to handle the day-to-day maintenance, repair, and efficient operation of a portion of its commercial real estate portfolio located primarily in Northern NJ. The Engineer will be expected to coordinate and complete all requests for work, assign priorities, delegate to an appropriate contractor, if required, and follow-up on completion. This position requires that you take direction from Ownership and Management while maintaining your own schedule to optimize efficiency.

ESSENTIAL DUTIES AND RESPONSIBILITIES
General maintenance of the following but not limited to:
- Minor plumbing including toilet repairs
- HVAC troubleshooting and BMS control adjustments
- Replacement of lamps and cleaning of light fixtures
- Remove/replace ceiling tiles
- Minor repairs on furniture and floors
- Maintaining and/or replacing door hardware
- Maintenance painting
- Removal of debris from roofs
- General cleaning of building mechanical rooms
- Respond to emergency maintenance requests
- Any other task required to support the tenants and property management
Preventive Maintenance performed monthly:
- Accompany Property Manager with monthly building inspection and maintenance checklist
- Regularly inspect all areas of the building and grounds and report deficiencies as well as suggestions for improvements and take initiative to correct as appropriate
- Exit lighting (preventive maintenance and repair)
- Fire extinguishers inspection
- Roof inspections and drain cleaning
- Smoke detectors
- Vacant suite monitoring
- Monitor building contracts for services to be rendered on monthly, quarterly or an annual basis
- General building deficiencies
Administrative Responsibilities:
- Ability to organize work orders in an efficient manner
- Writing professional notices to both tenants and vendors for building related matters
- Establish and maintain positive relations with tenants via proactive communication, routine follow up and high level of customer service
- Collecting and evaluating bids from vendors to present to management
