85 Stults Road

Built in 2019, the 20-acre site for 85 Stults Road was acquired as excess land when Accordia purchased the existing building at neighboring 83 Stults Road. 85 Stults Road is a newly constructed industrial building consisting of 203,000 square feet of warehouse space with 36’ clear ceilings, loading docks, car and trailer stalls as well as office space to suit.

Upon project completion Accordia leased the entire building long-term to a single tenant. On stabilization in 2019, the property was sold.

Tremley Point South

Acquired in 2018, Tremley Point South is a newly constructed 133,000-square-foot industrial building located in the port market of Linden, New Jersey. Tremley Point South has 36’ clear ceilings, 60’ by 60’ bays, loading docks, car and trailer parking spots, and 3,000 square feet of office space.

As partner and development manager, Accordia negotiated the purchase of the property and the overall development and construction. The asset was leased to a single credit tenant on a long term lease, and was sold shortly thereafter in 2021.

305 West Grand Avenue

305 West Grand Avenue has high visibility located adjacent to the Garden State Parkway and on highly traveled West Grand Avenue in Montvale, New Jersey. The building was the previous headquarters for United Jersey Water company and upon its acquisition in 2013 it was completely upgraded, modernized and converted to a multi-tenanted office/medical building. In addition to its attractive modern styling and location, the property now has a parking ratio of nearly five per thousand.

Accordia sold the property to its joint venture partners in 2017.

9 Sylvan Way

Originally occupied by General Motors, 9 Sylvan Way is a 57,000-square-foot, three-story office building that was built in 1988. Accordia acquired the property in partnership with a major institutional fund in 2007. 9 Sylvan Way sits on six-landscaped acres in the center of the Mack Cali Business Campus in Parsippany—one of the most prestigious office parks in northern New Jersey. The campus is the headquarters location for numerous nationally known firms, offers easy access to major highways and is minutes from Morristown Airport.

Despite adverse market conditions, Accordia facilitated a sale of the property within six months to a local user group.

85 Chestnut Ridge Road

85 Chestnut Ridge Road is a 62,250-square-foot office building located on Chestnut Ridge Road in the center of Montvale, New Jersey. Formerly home to corporate headquarters for Wallenius Shipping, the property had become worn and dated, but the site had potential for beautifully landscaped grounds and great exposure on the Garden State Parkway. Acquired in 2006, a $4 million, 9-month renovation was completed on time and under budget. The work included a new roof, enhanced brickwork lobby renovations and landscaping upgrades.

Within six months of the project’s completion, the building was sold to an international steel company to use as its US corporate headquarters.

The Streets of Chester

Situated on nearly 13 acres, The Streets of Chester is a 105,000-square-foot, modern lifestyle retail center located in the heart of affluent Morris County. The property was originally constructed in 2006 and is located on Route 206, just a short drive from Interstate 78, Routes 80 and 287, and State Highway 24.

The affluent demographics of the area make The Streets of Chester a desirable location for upscale brands such as Talbots, Taste of Thai, The Gap, Ann Taylor, Chico’s, Banana Republic, Starbucks, Coach, and the Chester House Restaurant.

Accordia acquired the property in early 2010 and was soon sold to an investor group.

216 Route 17

Constructed in 1982, 216 Route 17 is a 100,000-square-foot office building purchased by an existing joint venture partner through a foreclosure sale. Prior to taking title to the property, the partner hired Accordia as the asset and property manager to reposition the building. Accordia put together an all-encompassing business plan which included marketing strategies and major renovations to the structure and building systems. Accordia acted as construction manager for the renovations which included a new roof, new HVAC system and gut renovation to the office floors and lavatories. In addition, Accordia spearheaded leasing and marketing efforts, and ran property operations on a daily basis.

The result was a sale to a user group located on an adjacent property.

824 N Market Street

Built in 1983 on 824 N Market Street, the ten-story, 202,828-square-foot retail and office building is located in the heart of Wilmington, Delaware. Current occupants include Delaware’s CBD (serving as the Office of the United States District Bankruptcy Court) as well as several other related entities.

The property was acquired by one of Accordia’s institutional financial partners, who hired Accordia to plan and execute extensive upgrades which included common areas, security, and mechanical systems to Class A standards. In addition, Accordia oversaw the addition of several tenants and managed the complete remodeling and upgrade of the bankruptcy court’s facilities. After these extensive upgrades, the property was sold in 2020.

4320 Veterans Memorial Highway

Built in 1962, the property is in the heart of the office/retail/industrial corridor of Veterans Memorial Highway, a key north/south highway in Suffolk County, New York. The building is directly across the highway from MacArthur Airport (a strategic regional airport). It is fully air-conditioned and offers tenants 18’-28’ clear ceiling heights, loading docks and parking for cars and trailers.

Acquired on short-term sale-leaseback, Accordia negotiated a long-term lease as a mission-critical facility for Nature’s Bounty Vitamins. In 2018, upon completion of the lease, the facility was sold.

Stow Road Corporate Park

Stow Road Corporate Park is a recently renovated five-building campus consisting of 160,079 square feet of industrial/office space in Marlton, New Jersey. With its exceptional location for users in southern New Jersey, the property has immediate highway access to central and southern New Jersey, Pennsylvania and the entire Delaware Valley via crossroads with Route 73, the New Jersey Turnpike (Exit 4), Interstate 295 and Route 70.

Accordia sourced the acquisition in 2016 with an existing institutional partner and was responsible for asset and property management which included repositioning the buildings in the marketplace. The campus was sold in 2021 to an investment group.
